A 400-HECTARE OF OPPORTUNITY

The reclamation and development of approximately 400 hectares (4.0 million square meters) of swamp land and areas prone to seasonal flooding along the banks of River Niger. The area is bound by Old Anwai Road to the West, Nnebisi Road/Isieke area to the southeast.

 In the East by the River Niger and the Ibusa Road junction/St John Bosco Catholic Church area to the South.
The Northern boundary is at a point parallel to Government House off Summit Road. 

The objective is to develop high-quality land for upmarket residential and commercial activities. The target area is currently uninhabited and undeveloped. The area is flooded for six months of the year.

Land is to be created by sand dredging the River Niger and the sand filling (reclamation) of swamp land and flood-prone areas up to a height range of 3 meters to 9 meters. The fill volume is approximately 10 million cubic meters.

A retaining wall with a promenade/boardwalk will be built along the river shoreline to a height of 12 meters to prevent seasonal flooding and as a tourist attraction. A retaining wall will also be constructed around a 35-hectare lake within the project area.

The lake will also be dredged and deepened to increase its capacity to hold stream and drainage water during the wet season. The first phase of the project will take about 14 calendar months to complete.

There will be a six (6) lane access road into the development off Summit Road near the Government House, complete with security gatehouses and security monitoring.

This land reclamation project is adjacent to River Niger. At this point, it is 160 kilometres from the Atlantic Ocean. The large commercial City of Onitsha is located 5 kilometres downstream. The river flows fairly steadily around the area with predictable seasonal patterns.

To reclaim, remediate, redesign and redevelop 400 hectares of swamp land, low lying areas prone to seasonal flooding and a 35,000 hectare lake in Central Asaba City.

To create new land suitable as a foundation for  Asaba Waterfront City.

To source sand and fill material from the River Niger to sand fill the project area up to heights of 3 meters to 9 meters depending upon the topography,

To build a 12 meter high Accropode wall along the River Niger to ensure that River Niger will never flood the new City.

To create upscale Riverfront, lakefront, regular residential, commercial and recreational plots of land.

To build world class, 21st Century infrastructure such as high quality roads with sidewalks, a superior underground and above ground drainage systems, below ground sewer, potable water and power networks etc.

To create a conducive environment so as to attract investments, investors, clusters of high technology and financial/Fintech companies.

A retaining wall will be constructed along the shoreline adjacent to the project area to prevent seasonal flooding. and will be capped by a promenade/broad walk. Small river jetties can be built wherever necessary.

DURATION OF PROJECT

The land reclamation phase of Asaba Waterfront City may take as long as 24 months and another 12 months to allow the land to settle and compaction to take place. The construction of infrastructure phase will take approximately another 24 months.
