The land reclamation phase of Asaba Waterfront City may take as long as 24 months and another 12 months to allow the land to settle and compaction to take place. The construction of infrastructure phase will take approximately another 24 months.

More than fifteen (15) million cubic meters of sand and other filling materials is to be sourced from a 10 kilometer stretch of River Niger adjacent to the project area and used to sand fill the swamp land and low lying areas prone to seasonal flooding.

There is approximately 84 million cubic meters of proven coarse sand and other fill material in the River Niger around the project site.

2) Long term economic and financial benefits from 5% stake in AWCDMC such as a steady stream of capital gains and dividends. A 5% stake in AWCDMC is currently worth N10 billion based on the current estimated project cost of N200 billion. In other words you will have to invest N10 billion to get a 5% stake in this project. As with other shareholders, Asaba Host Communities 5% stake in this project will generate two major streams of income. a) 5% of expected net profit from the sale of land after the project has reached the breakeven point and b) 5% of net income from estimated annual property management income and other fees/charges.
3) Short term, immediate financial windfall of N1 billion in compensation to be paid for the swamp lands by Delta State Government.

3.5 MILLION SQUARE METRES OF OPPORTUNITY

★ The reclamation and development of approximately 350 hectares (3.5 million square meters) of swamp land and areas prone to seasonal flooding along the banks of River Niger. The area is bound by Old Anwai Road to the West, Nnebisi Road/Isieke area to the South East.

★ In the East by River Niger and Ibusa Road junction/St John Bosco Catholic Church area to the South.
The Northern boundary is at a point parallel to Government House off Summit Road. 

★ The objective is to produce high-quality land for upmarket residencies, commercial and business activities. The target area is currently uninhabited and undeveloped. The area is flooded for six months in a year.

★ Land is to be created by sand dredging River Niger and the sand filling (reclamation) of swamp land and flood-prone areas up to a height range of 3 meters to 9 meters. The fill volume of sand is approximately 10 million cubic meters of sand.

★ A retaining wall with a promenade/boardwalk will be built along the river shoreline to a height of 12 meters to prevent seasonal flooding and as a tourist attraction. A retaining wall will also be built around a 35 hectare lake that lies within the project area.

★ The lake will also be dredged and deepened to increase the volume of stream and drainage water it can hold during the wet season. The first phase of the project will take about 14 calendar months to complete.

★ There will be a six (6) lane access road into the development off Summit Road near the Government House complete with security gatehouses and security monitoring.

★ This land reclamation project is adjacent to River Niger. At this point, it is 160 kilometers from the Atlantic Ocean. The large commercial City of Onitsha is located 5 kilometers downstream. The river flows fairly steadily around the area with predictable seasonal patterns.

Opportunities

A retaining wall will be built along the shore line abutting the project area to prevent seasonal flooding. and will be capped by a promenade/broad walk. With stairs built at regular intervals to allow access into the river. This would be a great place for recreational activities, jogging, excursions, boat rides, amateur fishing and sight seeing tours. Small river jetties can be built wherever necessary.
